Highest and lowest priced closed sales for Manhattan Apartments (Week of Feb 15, 2020)

The highest recorded closed price on a Manhattan apartment last week was unit PH-B at 45 East 22nd Street, the modern supertall that sits between Park Avenue South and Broadway just to the south of Madison Square Park.

The 6,032 SF four-bedroom duplex sold for $24.845 million, just over $4,100 per square foot.  It first hit the market through the developer in February 2016 for $38 million, nearly 35% above the eventual closing price.  Heavenly views, 10-foot tall floor-to-ceiling windows, corner exposures, a chef’s kitchen, spa-like bathroom and custom finishes throughout make this one of the city’s most devine penthouses.

The newly built Madison Square Park Tower skys 64 stories and contains just 83 residences.  Almost all of the floors contain just one or two apartments. This modern marvel stands majestically on a six-story granite base and soars skyward like a tapered pant leg, growing progressively wider until it reaches its peak.   As one would expect, this full-service building is also flush with over-the-top amenities, including concierge service, a multi-level fitness center, basketball court, golf simulator, yoga studio, library, games lounge, landscaped terrace with outdoor grill and a private dining room with demonstration kitchen and endless views.

In sharp contrast to the sale at 22nd Street was the sale of apartment GB-9 at 435 East 85th Street, a two-room ground-floor studio with a private rear patio.   At a recorded price of $243,460, this was the lowest priced sale last week for a Manhattan apartment. The per square foot price was about $676 given a best estimate of 360 square feet.

The apartment needs a complete renovation.  Nothing to save here.

The co-op was introduced to the market in December 2019 for $244,900.  It took less than three months to sell.

Apartment GB-9 is located in a four-story post-war co-op located between First Avenue and York Avenue.  The red-brick building was completed in 1958 and converted to co-operative ownership in 1983. There are 69 apartments including nine garden level residences.
