According to city records the median sale price in Brooklyn for the month of March was $730,000. This is on par with last year’s median price, which was $727,500 for the borough.  Not surprisingly, the number of apartments sold jumped from 408 to 472, an increase of 16%.

So what do you get for $730K in Brooklyn?  Today we will look at two of the four apartments that defined the median pierce for March 2021.

Apartment 3-C at 25 Parade Place is a charming pre-war two-bedroom located across from the Parade Grounds of Prospect Park.  Walk out the front door of this art-deco co-op and the park beckons. 

This renovated home is an atypical two-bedroom with six true rooms.  While the rooms may be a tad small, they provide an easy way to compartmentalize one’s life.  There is a home office off the second bedroom and a small corner dining room that adjoins the kitchen.  There is also a well-proportioned foyer which adds a touch of formality to the home.  We love the detailing on the archways that lead away from the foyer in three different directions.  Heavy base and crown moldings add additional character.  A washer/dryer adds convenience.

25 Parade Place is a six-story art-deco style building with a recessed street entrance.   The building is one of a multitude of modest pre-war red-brick structures that line this stretch of Parade Place.  This is a non-doorman building.

The second apartment that defined the median price for Brooklyn for March is located at 98 Front Street, a cubist-style new development in Dumbo by award-winning architectural firm, ODA.  No doubt that the irregular elevation requires a double-take.   

Apartment PH-1L is a finely crafted one-bedroom penthouse apartment that measures out at 457 square feet.  But size doesn’t matter here; the apartment is flush with top-end finishes and the building provides a bevy of amenities.
