Permits have been filed for a 22-story mixed-use building at 192 Douglass Street in Boerum Hill, Brooklyn. The property is located at the southeast corner of Bond Street and Douglass Street, just west of the Gowanus Canal.
The proposed 225-foot-tall development will total 241,789 square feet and include 225,767 square feet of residential space and a commercial component of 16,022 square feet. The plans call for 270 residential units. The average size of an apartment, based on gross numbers, will be about 836 square feet. The permit shows 54 enclosed parking spaces.
John Usdan of Midwood Investment and Development is listed as the owner behind the applications while the architect is listed as Manish Chadha of Ismael Leyva Architects. The site is currently occupied by a two-story warehouse.
192 Douglass Street falls within the newly approved Gowanus rezoning plan which will add more than 8,000 housing units across an 82-block portion of the neighborhood. The plan will include significant improvements to the local infrastructure and 3,000 units dedicated to affordable housing for low and moderate income families.
The neighborhood is serviced by the F and G trains at the Bergen Street and Carroll Street stations and the R train at Union Street. The property is within easy walking distance to the Thomas Greene Playground and the Douglass and Degraw public pool.
