Condo Sales Launched at 13 West 116th Street, Manhattan
Sales have been launched at The Patagonia, a new mid-rise condominium in Central Harlem, Manhattan. The mid-block development at 13 West 116th Street is located between Fifth Avenue and Lenox Avenue within easy walking distance to Central Park to the south (at 110th Street) and Marcus Garvey Park to the north (at 120th Street).
The Patagonia continues a trend of new development along this stretch of West 116th Street which has included a multitude of condominium projects in the recent past. These developments include the Kalahari at 40 West 116th Street, The Adeline at 23 West 116th Street, 20 West 116th Street and 1400 Fifth Avenue.
The twelve-story building will contain 30 residential units and have a sellout of just over $43 million. The team of Vie Wilson, Dianne Howard and John McGuinness of Compass are handling the sales. Azimuth Development Group developed the project while Aufgang Architects served as the architect.
Current pricing reflects one bedroom units starting at $799,000, two bedroom units starting at $1.584 million and three bedrooms starting at $1.765 million. The average price per square foot of the five apartments released to date is $1,278. According to the offering plan, Penthouse 12-B is the highest-priced unit in the building with an ask of $2.75 million. The four-bedroom residence totals 1891 interior square feet and 681 square feet of private outdoor space.
Design elements include open kitchens with eat-in peninsulas, wide plank oak flooring and double-pane floor-to-ceiling windows. The kitchens are adorned with Calacatta Rocchetta marble with matching backsplashes and high-end stainless steel appliances. Oversized washers/dryers are also provided. Twenty of the units enjoy some type of private outdoor space.
The building offers a common roof deck with south-facing views of the Manhattan skyline and the treetops of Central Park. Additional amenities include a fitness center, children’s playroom, bike, package and stroller storage and a rooftop grilling station. Security is provided by a virtual doorman.
